How rates are ranked

Every table on this site sorts from lowest APR upward. Nobody can pay to move.

  1. APR, lowest first. APR includes the interest rate plus points and lender fees, so it is the fairest single number.
  2. Total cost over time. We show interest, points and fees paid after 5, 10, 15 and 30 years. Principal is excluded because you get it back as equity.
  3. Your scenario. Loan amount, down payment, credit score band, property type and state change every offer. Change one and the order can change.

Where the numbers come from

The weekly average rate on this site comes from Freddie Mac's Primary Mortgage Market Survey. The price adjustment for your credit score and down payment comes from Freddie Mac's Exhibit 19 fee grid. What borrowers actually got comes from HMDA, the public record every mortgage lender reports to the government. Lender offers come from our partner network and are illustrative until you complete a scenario. Rates are supplied by third parties, may change without notice, and your actual rate depends on your full financial profile.

We plan to add Optimal Blue Mortgage Market Indices (OBMMI), a daily lock-data index, once we have a license to show it publicly. Until then those numbers are used internally only.
